3 Types of Custom House Construction

Choosing Your Custom Home

If you are looking for a home in San Antonio, Texas — congrats! But, why congratulate you? Well, San Antonio is booming with growth in both population and business. Now, more than ever, there is a mass migration to the Lone Star State, as land prices are low and suspected to skyrocket soon. Because of this onset of business and population, the housing market is also going through a zenith.
As people are moving to the San Antonio area, the housing market must obviously build enough houses to meet the demand. Because of this influx of people and the need for affordable housing, now is the time to buy land and build a home in San Antonio.

The Environment

Whether you are a Texas native, or currently moving to the area, it is important to be on the lookout for housing opportunities. Specifically for native Texans, this change could be exceedingly beneficial. How? Well, one way to reap the benefits from this sudden spike in housing is put your home on the market. Moving from your current home will give you the ability to gain equity to place into a new house. Outsiders are flocking to San Antonio for affordable housing, meanwhile, as they are moving to the area, it affects your housing prices. Because of this, you have an opportunity to sell your current home for more money and receive more benefit. From the equity you gain from your home, you can use that to finance your home building project.

Why Custom Homes?

Some might ask, “Why should I get a custom home?” Well, simply put, a custom home will get you more for what you spend. With a custom home construction, you get a home to your exact specifications. Everything in your home is planned out by you, for you. Knowing that you will be able to gain more money through selling your home, starting a home construction project would be lucrative in the long run. When you build a luxury home, this also could mean that you could gain even more equity later on.

The 3 Types of Homes

When it comes to custom homes, you want to figure out what type of custom home you will want. Specifically, there are three different types of custom homes: full-custom, semi-custom, and pre-designed. At UrbanLux Builders, we are prepared to do any of the following. However, before you determine which one you want, let us explain to you the difference between each.

Full-Custom

Building a fully-customized home allows you complete control over the outcome of your home. Every inch of it can be specified to you and what you like. For example, if you want an island kitchen in a certain color — you can have it!
Full-custom home building requires a lot more labor than the other options. Also, this style of custom design requires much more planning. For example, with fully-custom design jobs, we need to draw up design plans that are both approved by you (the client), us (the home builders), and the state of Texas. Once everyone is onboard with the agreed upon layout, residential construction can begin!
Warning: If you decide to build an entirely customized home, know that the building process will require hours of planning and well-thought-out budgeting.

Semi-Custom

Semi-custom is exactly as it sounds — slightly customized homes. With semi-custom homes, the layout is built off of a primary layout drawn up and approved by the state. However, keep in mind, just because your layout is based off an approved blueprint, does not mean you get to bypass the approval process from your state. For example, any customization, must be approved by a certified architect and the state of Texas. If you do not follow this process, you may have trouble selling your home when the time comes.

Pre-Designed

Pre-designed homes are when you want to build your own home, but you enjoy a pre-designed plan so much, that you don’t want to change it. At UrbanLux Builders, we have pre-approved designs for homes in the San Antonio area. Pre-designed homes are a great choice, however, if you would like a home designed for you, without the hassle of measuring or contacting the state for approval. It is important, if you do decide on a pre-designed home that the architect who draws up the plans is certified. If they are not, you will have to hire a new architect to redraw the plans for approval.
